If you are looking to sell your home this spring, consider this infographic. It’s the result of 1000 real estate agents being asked “What is the biggest mistake home sellers make?” It was almost unanimous,  #1 mistake – overpricing your home. The other 5 are serious deterrents in getting your house sold for the best price.

#1 Mistake – Overpricing. The biggest mistake is overpricing the home. Predictably: longer days on market and lower sell price. More specifically this mistake involves overpricing your home based on the range you Realtor advises.

#2 Mistake – Showing Availability. Denying access repeatedly to potential buyers causes them to get frustrated and move on.  We are talking more about longer delays than short nap your infant may need. Although, even that should be reconsidered.  Examples would be ‘no weekend showings’ (when are people most likely off of work?) or ‘no showings after 5:30P.  This inhibits showings which is an important activity required to get your house sold.

#3 Mistake – Cluttered Space. Everyone knows about staging a home these days – it’s critical to get your home as neutral and ordered as possible. Your bathroom and kitchen counter tops need to be cleared, bookshelves lightened, and keepsakes put away.

#4 Mistake – Unpleasant Odors. While this may not happen as often in North Shore or other communities in Chicago’s North Suburbs, it can cause some trouble.  It is a good reminder to not cook pungent foods while your house is on the market.  Smells do linger even if we get used to them.

#5 Mistake – Unwilling to Negotiate. If you have an offer in hand, remember some things along the line become negotiable. Be open and don’t slam doors. Digging your heels in at the wrong time can cost you the sale.

#6 Mistake – Won’t Make Repairs. If you are planning to sell “As Is” state that up front. Otherwise, some repairs may need to be addressed. Sellers hate a “laundry list” of minor repairs. I explain to buyers that the inspection is not a chance to renegotiate the contract. At the same time, unforeseen and serious issues cannot be ignored. The next buyer will find them too.
